$/1k BTU is the price divided by thousands of BTU/h of rated cooling capacity, so a 9k head and a 36k multi-zone compare fairly. It ignores efficiency and cold-weather output: check SEER2, HSPF2 and "Heats to" for those, or let thesizing builder weigh them for your rooms.
Sized for your climate
A 12k unit that is plenty in Atlanta can fall short of heating the same room in Minneapolis. The builder uses your ZIP's design temperatures and each unit's cold-weather output.
One unit per room, or one kit?
The builder prices both: a single-zone unit for each room against a multi-zone kit with heads matched to each room.
Run it on sunshine
Every plan shows its yearly kWh, running cost and the solar array that would cover it, with a link to price that system on our sister site solarexperts.cc.
